Design-Bid-Build
  This delivery method is achieved in sequential steps. The architect is hired to design the project and complete construction documents. General contractors then submit a cost to complete the project. Generally, the contract is awarded to the lowest bidder. The general contractor hires subcontractors, usually through the bidding process.

The cost is known before construction begins
The bidding is competitive
It is a step-by-step process

Disadvantages
Cost of construction is not known until bidding process completed
Quality of materials and construction are often not the highest quality
Project cannot be fast-track
Contractor is not part of the design process
Often an adversarial relationship develops between the architect and contractor
Changes to the scope of work result in change orders and additional costs
