When a negotiated delivery method is used, the owner and contractor negotiate a lump sum cost, or guaranteed maximum price. The owner and contractor go through a complete value-engineering process to ensure material availability and constructability methods. Because a negotiated delivery method is rarely based on low bid, it is inherently a value-based delivery method, vs. a strictly low cost method. |
